SIX ways to Impress a Potential Buyer.
To help us sell your home quicker and for a better price, we recommend that you follow the following “home staging” steps. Staging is a form of making your home a more attractive showpiece which as a result will contribute to a shorter market time and a better sales price, if done properly.
1) Begin at the Street …
The first impression is the curb appeal of your home. Make your home more appealing to the human eye by keeping the area around your home clean and the grass cut. Some pots with plants and flowers always do the trick especially if you can make your home stand out. Make sure that your house numbers are attractive and easy to see and the front door is clean and possibly the hardware is replaced or updated.
2) Never forget the foyer!
The second impression a buyer will get is upon entering the house. You want to make sure that your foyer isn’t over-crowded with coats, shoes, umbrellas etc. Put away all those little things that may make your home appear crowded or messy. Put the coats and shoes in a closet, and the keys back into your purse or possibly a drawer. Just make sure that you have nothing there than maybe a table with an appealing vase.
3) Try the cut in ½ rule…
Most of us like to show off all our accessories and beautiful cozy furniture in our home, making the home so much more unorganized and cluttered. Make sure that you put away some of your furniture because a cluttered room makes it look so much smaller. Prospective buyers are looking for “open space”; you can’t imagine how many times I’ve heard a client ask for it. Think about putting some of your furniture into storage. Also, organize your closets as well as kitchen cabinets and shelves. If they are over crowded buyers will think that they are too small. You want them to think that there is enough space to store just about anything.
4) Clean, Clean and Clean some more...
Make sure that your home is super clean! Clean even behind your toilet and move your furniture aside to vaccum behind and under it. Don't skip anything. You will be suprised how many people look in the strangest corners. Keep in mind buyer's are looking for flaws even if it's just as little as cleansiness.
5) Highlight the architecture in your home...
Arrange your furniture so that your home's detailed architecture is highlighted. Place tall vases or paitings against tall walls. Highlight don't block the space. Ask a couple of your friends to help you rearrange your furniture, and ask them for their honest opinions. After all you might come across a lot of people who don't share the same taste and sense of home decor as you do. Keep in mind and pay special attention to your friend's opinions.
6) Fix what needs to be fixed...
Anything that is highly visible and is broken has to be fixed. Buyers truly look for flaws to help them lower the purchase price. A small crack in the ceiling plaster is not that big of a deal but will leave the buyer wondering what else may be wrong with the property. No matter how minor the problem may be, start fixing it because it will pay off.
